Dean Jernigan has more than 30 years of experience in the self storage industry. After retiring from the role of CEO of CubeSmart (NYSE:CUBE) in 2013, he founded Jernigan Capital as the only direct lender focused exclusively on the self storage industry.
He began his tenure in the industry in 1984 when he founded Storage USA, a company he took public in 1994. He grew Storage USA from a single property to more than 570 properties at its peak. During its life as a public company and under his leadership as Chairman and CEO, the company returned a 17.5% compounded annual return to its investors. Following the sale of the company to GE Capital, he formed Jernigan Property Group which assembled a portfolio of 17 properties in a short 18 months seizing upon the opportunity of a short acquisition cycle that presented itself.
In 2006, Jernigan accepted the challenge of rebuilding and rebranding U-Store-It which became CubeSmart. During his tenure as CEO, the company’s market capitalization more than doubled from approximately $2B to more than $4B. With extensive experience and knowledge in more than 100 US markets as a developer, owner and manager of self storage facilities, Dean has earned his reputation as an industry innovator, leader and icon.
President and Chief Operating Officer
John Good has over 28 years working with senior management teams and boards of directors of public companies in the REIT and financial services industries on corporate finance, corporate governance, merger and acquisition, tax, executive compensation, joint venture and strategic planning projects. As a nationally recognized corporate and securities lawyer, he was lead counsel on over 200 securities offerings raising in excess of $25 billion over the past 25 years, with more than 125 of those deals being in the REIT industry.
Good began his association with the REIT industry in 1993 with the initial public offering of RFS Hotel Investors and since then has served as outside general counsel to over 10 NYSE-listed REITs, including CubeSmart, Mid America Apartment Communities, Education Realty Trust, Quadra Realty Trust and AmREIT. He most recently was a partner and co-chair of the REIT practice group of Morrison & Foerster LLP, a global law firm. From 1999 to 2013, Good was a partner, multiple term executive committee member and head of the REIT practice at Bass, Berry & Sims PLC and prior to that was a shareholder and chair of the securities and M&A practice groups at Baker Donelson.
Good graduated from the University of Memphis with a BBA in accounting, cum laude, in 1980, attained his CPA designation and practiced with a large regional CPA firm until entering University of Memphis School of Law, where he received his J.D with honors in 1987. He has been nationally ranked by Chambers USA as a leading lawyer to the REIT industry and has been active in NAREIT since 1994.

Executive Vice President and Chief Investment Officer
Jonathan Perry has over 20 years of experience in the self-storage industry. Prior to joining Jernigan Capital, Perry served as Chief Investment Officer of CubeSmart (NYSE: CUBE), where he was responsible for executing the company’s external growth initiatives – acquisitions, development, joint ventures and third-party management. During his tenure, Perry led over $3.5 billion of storage investments.
Jonathan began his career at Storage USA (NYSE: SUS) in 1998, serving in a variety of finance and real estate related roles beyond the company’s sale to GE Capital Real Estate. In 2004, he partnered with Mr. Jernigan to form Jernigan Property Group, LLC; LLC; a Memphis based company that acquired, operated and disposed of self-storage facilities across the United States.
Perry earned his BBA from the University of Memphis and in 1998 attained his MBA in finance with a concentration in real estate.

Senior Vice President, Chief Financial Officer, and Treasurer
Kelly Luttrell has over a decade of experience in working with publicly-traded companies and the real estate industry. She began and spent the majority of her career at Ernst & Young LLP where she was part of the audit practice for 11 years and served numerous publicly-traded clients ranging from emerging growth companies to Fortune 500 companies, and had significant exposure to REIT financial reporting and accounting issues. Kelly joined the Company in the fall of 2015 from MicroPort Orthopedics, Inc., a global medical device manufacturer, where she served as Controller and Finance Director. A certified public accountant, she has a master of accountancy and a bachelor’s degree in business administration from Baylor University.

Senior Vice President, Corporate Finance
David Corak has six years of experience as a sell-side research analyst covering the REIT sector. Most recently, Corak was a senior analyst at B. Riley FBR, Inc. where he covered the self-storage, student housing, single family and net lease REIT sectors. Prior to that, Corak was a senior associate at Stifel, Nicolaus & Company, where he also covered the self-storage sector. David started his career at PNC Financial as a banking analyst. He obtained a bachelor’s of science with a double major in Finance and Accounting from Georgetown University and is a CFA® charterholder. David is a Baltimore, MD native and lives in Baltimore County.

Senior Vice President of Investment Management
Billy Perry has over 30 years of experience in various aspects of the real estate industry. He began his career as a licensed securities broker selling real estate limited partnerships in the mid 1980’s. He has worked for various banks in residential and commercial mortgage lending and served as SVP of real estate lending with the Kemmons Wilson banks. He is both a licensed real estate affiliate broker and general contractor who has built numerous properties with the Kemmons Wilson Companies and for 12 years served as President of a local building company constructing over 800+ homes and developing in excess of 1,500 lots. Billy joined Jernigan Capital as a Business Development Director in August 2015.
Perry graduated from the University of Memphis with a BBA in finance and in 1986 attained his MBA in finance and economics. He has served on the boards of the Memphis Area Homebuilder’s Association, local United Cerebral Palsy and as Chairman of the Briarcrest Christian School Board of Trustees.

Director of Business Development
Jack Connell has 23 years of experience in the self-storage industry. He began his career with Storage USA in 1992 in Bethesda, Maryland, working in a variety of positions including facility management, district management and employee training prior to relocating to Memphis, TN in 1998 where he continued with the company in franchise development/operations and national accounts. From 2003 through 2006, he served as Director of Operations for the Jernigan Property Group in Memphis, TN as the company acquired self-storage facilities in Tennessee, Texas, Ohio and New York. He joined CubeSmart in 2007, as a consultant for the national roll-out of the company point of sales system. He then joined full time as the POS Administrator and Revenue Manager and became the Director of National Accounts. Upon his departure from CubeSmart, he joined Jernigan Capital to become an integral part of business development.

Director of Business Development
Warner Russell is the Manager of Business Development for Jernigan Capital. He is responsible for assessing project demographics before working with developers to underwrite individual deals. Before coming on board at JCAP in mid-August, Warner worked as a writer and account executive for a nationally recognized advertising agency. He has also spent time working in retail banking and personal wealth management. A graduate of the University of Mississippi, Warner is married and the proud father of a golden retriever.

Director of Investment Underwriting
Will Aldridge is the Investment Analyst for Jernigan Capital. In this role, Will provides analytical support in the underwriting, closing, and evaluation of all Jernigan Capital loans. Will’s primary responsibilities include projecting operating cash flows, calculating interest and operating reserves, and assisting in fair value accounting for quarterly reporting purposes. Before starting at JCAP in September 2015, Will worked as an asset/liability analyst for FTN Financial, an industry leader in fixed income sales. In this position, Will worked with 20+ banks, helping them to project and navigate their interest rate risk. Prior to entering the workforce, Will completed a 5 year BS/MBA program at Pepperdine University, receiving both degrees in the spring of 2012.

Senior Business Development Analyst
Having relocated from New York City to Memphis, TN, Karina Benziger comes to Jernigan Capital with a strong background in client relations, project management, and creative strategy. Karina graduated from the University of Denver in 2013 with a BSBA in Marketing and Art minor. She fuses her marketing and design skills to enhance organizational strategic goals, build key customer relationships, and identify business opportunities. Karina joined Jernigan Capital in October 2015 as the Business Development Analyst where she assists new clients, develops existing accounts, and maintains extensive knowledge of current market conditions. In her free time, Karina enjoys skiing, cooking, tennis, and art.

Amy brings construction, commercial real estate, and fiancé experience to the Jernigan Team. Most recently, she worked as a Financial Lease Analyst for CBRE in Memphis. She managed a portfolio of a national banking institution with 700 locations. Prior to CBRE, she and her husband designed, built, owned and operated a production facility building mini-homes for an upscale Class A motorhome resort in Florida. Additionally, Amy worked as assist to the General Contractor on the 250-acre resort and was the property manager after the completion of the construction. Amy started her construction and real estate career with the Brindley Group of companies in Pulaski, Tennessee. Amy joined Jernigan in September 2016 as a Paralegal to the General Counsel. She is responsible for managing the post-closing compliance, real estate tax and insurance monitoring, and works with outside counsel closing loans.

Heather Murdock started at Jernigan Capital in September of 2016 as a Staff Accountant. She obtained her Masters in Accounting at the University of Memphis in 2015 and earned the Certified Public Accountant certification in January of 2016. Throughout her last three years in college, she worked as the Accountant for a local construction company where she gained a thorough knowledge of the construction project processes. Following her time in the construction industry, she worked in the Tax Department for First Tennessee Bank before joining Jernigan Capital.

Corporate Accounting Manager
Caitlin joined the team at Jernigan Capital in October 2015 as Senior Accountant. She began her career in the audit practice of the KPMG Memphis office. During her time at KPMG, she was a consistent member of the audit team of an NYSE – listed bank, as well as several other financial service clients. Following this, she served on the Corporate Finance team at Thomas & Betts, a Memphis-based international electrical manufacturing company, before joining Jernigan Capital in the fall of 2015. A Vicksburg, MS native, Caitlin obtained both her Bachelor of Accountancy and Master of Professional Accountancy from Mississippi State University. Upon graduation, she earned the Certified Public Accountant designation in 2013.
